Nydala Sjöstad is located in the east of Umeå. It is here where 500 new homes will be built, amongst other things. The area is bordered by Nydalasjön, residential area Tomtebo and Kolbäcksvägen. In addition to housing, the plan is to also include businesses. Nydala sjöstad has a service oriented location, close to both the university, the hospital area and Nydalas recreational opportunities. A residential area with a focus on apartments is the plan for Nydala Sjöstads East area, which is located closer to Nydalasjön. This means a closer neighbourhood with buildings in a block structure with up to four or five floors. The plan is for the buildings to be situated on the areas border by the main street, with a more open planned building area. In the west direction there is a mix of residential areas and businesses close to Kolbäcksvägen/E4. There may also be plans in the area for commercial premises to be situated along the main street.
